There is no cost to tour our property or apartment homes.

We accept both appointments and walk-ins.

We are available from 10am -5pm, Monday through Friday

Per company policy the goal is to have applications approved within 1-2 business days

$950 Non refundable admin fee and first months rent. 

You can pay your rent online with your bank account or with a credit card. We also accept personal checks, money orders, and cashiers checks.

Log into your resident portal to access your payment accounts and to schedule a one-time or a recurring payment.

We require all of our residents to carry renter's insurance. Please contact your manager to ensure that the minimum coverage amounts are met before moving in to your apartment.

You would have to call Avista ultilities and set up your own account. 

Comcast is our preferred provider for internet and cable at our communities.

We offer a $100 referral bonus to current residents who refer someone and they get approved and move into the community.

Guest must not stay in the apartment for more than two consecutive days per month without Landlord prior written consent.

Longer lease terms are the most economical way to rent an apartment. Check with your manager to determine the costs associated with each lease term offered.

We collect a non-refundable administrative fee at move-in. This fee covers maintenance, paint, janitorial and carpet cleaning costs for work that will be completed after you move out. This fee is non-transferable between rentals.

You are not allowed to sublet your rental unit.

We offer a cancellation fee option, which is calculated into the signed lease upon move in 


24hr fitness center, clubroom, on-site managament team, lawn care, snow removal (except entryway and drivway), seasonal pool.

Your apartment will be cleaned and painted. Your carpets will be professionally cleaned and any maintenance will perform any repairs needed.

You can submit a work order through your resident portal account. You may also stop by our office and pick up a maintenance request form to fill out and return to your community manager.

A maintenance work order is submitted by a resident and that work order will then be queued based off of urgency. A maintenance technician will then be assigned to complete the repair. Please be aware that ordering parts for repairs may impact the timeline for repair. 

No. Just need to sign permission to enter home on workorder form. 

Contact your manager during office hours to gain access to your unit if you are locked out. Afterhours lockouts will result in a lockout fee to be paid at time of regaining entry.

Any modifications must be restored to original condition upon time of move-out. Failure to do so may result in repair costs after you move out of your rental. There are a few restrictions in regards to exterior decorations. Please check with your manager to determine what is and is not allowed according to your rental agreement.
